Description
Superb, fully renovated Gascon house in the countryside, only 20 minutes from Condom. For 12 travellers in 2 buildings. Main house with modern fully equipped kitchen, 3 double bedrooms (king size beds) and one bedroom with bunk beds, spread over 3 floors + 3 bathrooms. The pool house offers 2 extra bedrooms (queen size beds) with bathroom and fully equipped summer kitchen. Heated swimming pool, petanque court, ping-pong, children's sports court and outdoor playground!
The main house is 250m2, on 3 different levels. The entrance leads you on the ground floor to a cosy living room with sofas, library and wood stove for the cold seasons, opening on the right to a large 50m2 kitchen fully equipped with central island, range cooker ©Falcon including 3 electric ovens, a large double door fridge-freezer ©Fisher& Peykel… A great convivial space open to the dining room, another living room with TV, ©Netflix & DVD player, and offering direct access to the front/rear terraces provided with outdoor furniture, parasols, firepit, gas bbq ©Weber, ping-pong table.
2 separate bedrooms (double + children’s bedroom with bunk beds), sharing a bathroom, are also accessible on this ground floor level.
A cantilever stone staircase also leads to the upper floor MASTER bedroom with a beamed ceiling and a private bathroom with shower and wc.
The garden level downstairs, also accessed by the staircase, offers a large family room with en-suite bathroom, wcs and direct access to the garden.
Outside, it is a real paradise. Flowers and a very well maintained garden with plenty of room for everyone. Various terraces for Alfresco dining, aperitifs or afternoon tea… On site there is a table ping-pong table, a children’s sports field with mini football cages, an outdoor children’s area with swings, a slide, a wooden playhouse with climbing…
The petanque court next to the pool house is the perfect place for sunset cocktails by the pool (fully fenced, 12m x 6m with Roman steps). Heated from May to the end of September at no extra cost and with a guaranteed minimum water temperature of 30°c. The pool offers a large outdoor terrace, large outdoor sofas with waterproof cushions, parasols, sun loungers and access to the covered terrace of the pool house with table and chairs, ©Sonos outdoor sound system and the fully equipped summer kitchen with a large double fridge with ice maker, dishwasher, gas hob, oven, TV…
In the pool house (70 sq m.), 2 other independent bedrooms with queen size beds are available and share a bathroom with shower and wcs.

Local Area
The house is isolated, located at the end of a private road, with no neighbours. A car is essential to get around the house. For the nearest amenities, there is a grocery store in Courrensan, 4 km away. And all other amenities in the surrounding villages of Gondrin, Vic Fezensac and Marambat at 10 min, but also Castera Verduzan (14 km) with its casino and the restaurant Le Florida, to discover absolutely, and finally the beautiful episcopal city of Condom (18 km): Cathedral classified with Unesco, cruises on the Baïse River, bistronomic restaurants…
For those who have the joy of discovering Roques Cottage with their children, the best discovery will undoubtedly be the costumed visit of the medieval “Camp de siège de Larressingle”. All the life-size siege weapons can be handled there! Or maybe it’s the one with the stars in August, the month of shooting stars? The skies of Gascony are renowned for their beauty on these nights.

- The final cleaning fees are included. Nevertheless the house must be left in good order.
- One mid-stay cleaning and sheets change over are included per week from 2 weeks rental
- Tourist taxes are not included into the price (1.45€/adult/night).
- A deposit of 1500€ by credit card imprint is required upon arrival
- Pets are accepted (2 max – property not fenced)
- Parties with guests and/or external travellers are not allowed
- Check-in: 5pm. Appointment and keys handed over on site
- Check-out: 10am.
