This former farmhouse, renovated into a superb 4-star holiday villa, is exceptionally well situated, both for its view over the Lomagne hills and the picturesque village of Gramont, and for its location 15 minutes from Fleurance and Lectoure and 1 hour from Montauban.

Spacious and bright, it can accommodate 14 people in 7 bedrooms and 4 bathrooms and offers many activities on site: children’s play area with TV, private pool, table football, table tennis, swing. And for the older ones, a summer kitchen near the swimming pool for extended aperitifs… A real holiday home for the whole family!

Located in the heart of organic family farming plots, this old stone farmhouse has been designed for all generations. Its recent renovation has made it possible to bring together, thanks to its central extension, the former agricultural workshop, which now houses the kitchen and living rooms, and the main house where the bedrooms are grouped together and which now serves as a night space for real comfort. The whole ensemble now forms a single building with 450m2 of interior space.

Adults will appreciate the vast and luminous kitchen equipped with central island, counter and stools, US fridge (with ice machine), 2 ceramic hobs with 5 burners…, opening directly onto the dining room of 14 places with its long central wooden table. The dining room itself opens onto the comfortable living room with sofas and leather chesterfield sofa, TV, fireplace, bluetooth speaker… A perfect place to avoid the heat or to relax with the family by the fireplace during the cold season. This vast living space in 3 parts is separated from the night and children part by a vast and luminous entrance, veranda type, with view on the swimming pool.

The night and children’s area includes a large play area with table football and table tennis, overlooked by a mezzanine, specially designed for children with games, books, TV, poufs… The bedrooms are distributed in the different areas of this part of the house. 3 double bedrooms with private bathrooms are on the ground floor and 4 double bedrooms sharing a bathroom are on the first floor. All rooms on the first floor have air conditioning.

The house is situated on the outskirts of the small village of Gramont, isolated, overlooking the Gascony fields worked organically all around the house by the owner’s cousin and allows all travellers to enjoy the beautiful Gascony sunshine thanks to its landscaped grounds. The private swimming pool in front of the house is equipped with an immersed beach of 1.50m wide with a small depth to enjoy the pool even with little ones. The rest of the pool, for older children, offers a depth of up to 1.60m. Surrounded by terraces with sofas, parasols and sun loungers, it is also right next to the summer kitchen with plancha, sink and fridge and the outdoor dining area.

Local area

The house is isolated, with no neighbours. A car is essential to get around the house. The nearest amenities are in Lectoure, 15 minutes by car, with supermarkets, butchers, bakers, restaurants, bars, shops… The village of Lectoure, on its rocky outcrop, is a delight. You will also find thermal baths and the village of Les Brocs, a real curiosity for antique lovers.

Other villages in the area are worth a visit, such as L’Isle-Bouzon, Saint-Clar (capital of garlic in the region!), the bastide of Fleurance with its astronomy festival and its famous Tuesday morning market under the arcades…

From the villa, you have in fact access to two territories which are really one: The Lomagne tarn et garonnaise facing Beaumont de Lomagne and the Lomagne gersoise facing Lectoure and Fleurance.

In these two areas, the summer is punctuated by village festivals and night markets of producers. And Toulouse with its Cité de l’Espace, its Halle des Machines (great to do with children), is only 1h30 away from the house!

Guests info

• Le Mas des Coteaux is only available for a minimum rental of one week.
• One change of linen per week is included for rentals of more than one week.
  
• A compulsory cleaning fee at the end of the stay is included. However, the house must be returned in good condition.
• Tourist taxes are not included in the price (1.45€/adult/night).
• A deposit of 3000€ is required before the stay.
• Pets are not accepted.
• Parties with guests and/or external travellers are not allowed
• Check-in: 5pm.  Autonomous arrival.
• Check-out : 10am.
