Authentic and elegant holiday Gascon cottage, recently renovated with a particular attachment to the choice of furniture, flirting with a certain idea of design where the materials and their texture make the atmosphere. Sculpted wood, steel, leather, high-tech equipment (WII console, NETFLIX, bluetooth speaker...). With the added bonus of a well-equipped kitchen, sports room/office, swimming pool, summer kitchen.. A haven of peace ideal for a family of 8 people with children and teenagers enjoying 4 double bedrooms and 3 bathrooms. All perched on a hill with a view of the sunrise from the breakfast terrace and a sheltered terrace near the summer kitchen with a view of the sunset... Magical! Only 40 minutes from Montauban and 1h15 from Toulouse city...
On the border of the Gers and Tarn et Garonne, Maison Kalia awaits you in its private park of 2000m2 on the hillside for a relaxing stay in the calm of the South West countryside.
With an interior surface area of 220m2, it offers all modern comforts in an authentic stone holiday house for a group of 8 people.
Typical of Gascon houses, the main entrance opens onto a central corridor distributing the different rooms on the ground floor: a fully equipped kitchen open onto the dining room with a double wood-burning stove, a living room open onto the swimming pool, with a fireplace, a 60-inch flat-screen smart TV with @Netflix and a sound bar, as well as a separate room of 26m2 with a desk, computer, printer and sports/fitness equipment (rowing machine, stepper, abdomen machine)
Two bedrooms with two bathrooms and toilets are also available on the ground floor.
Upstairs, two further spacious double bedrooms, sharing a bathroom, are available to accommodate a further four guests. This is also the level where the lounge (25m2) is located with a WII console, another 55″ flat screen TV, a multi-games table for children (table football, air-hockey…) and a vintage bar with stools.
Outside, it is enchanting. A view without any nuisance, nor opposite and an absolute calm to enjoy the different terraces with garden furniture and parasols: a terrace with a view on the rising sun near the kitchen for breakfast (a treat!), a solarium terrace with sunbeds and cushions, chiliennes, garden furniture in resin with cushions, parasols… And finally, the sheltered terrace near the pool. The hub of a summer holiday, with an outdoor dining table, a bbq and direct access to the summer kitchen including a 4-burner gas hob, fridge, worktop with sink and ice maker!
The swimming pool, protected by an alarm, is large (5m by 12.5m) with a pool depth of up to 2.20m.

Local Area
This french holiday rental with pool, La Maison Kalia, located 40 minutes from Montauban and 1h15 from Toulouse city, is on the border of two territories and therefore two different terroirs to visit. On the one hand, the Tarn et Garonne where it is located, with the Château de Gramont, the baroque church of the chapel, the honey museum, Beaumont de Lomagne, Castelsarrasin… And on the other hand, the north of the Gers and the pretty town of Lectoure, perched on its rocky outcrop with its village of brocs, Fleurance. The landscapes are hilly and there are many small roads. A perfect terrain for sporty cycling enthusiasts.
As for nearby amenities, there is a carrefour contact in the village 4 km away, as well as a pharmacy, a fuel station, a butcher’s, a baker’s and an excellent gastronomic restaurant with a base of Quercy truffles…

- Bed linen and towels included (pool towels not provided). Beds made on arrival.
- Final cleaning fee is mandatory. However, the house must be left in good order. The kitchen must be tidied up and your rubbish taken away.

- Free parking on the property for 4 cars. No fenced area.
- Tourist taxes are not included in the price (1.45€/adulte/nuit).
- A deposit of 1000€ per credit card imprint is required at the time of booking
- Entry via secure key box or hand delivery of keys.
